What landlords must repair under UK law

For most tenancies in England and Wales, Section 11 of the Landlord and Tenant Act 1985 makes the landlord responsible for the structure and exterior, and for keeping heating, hot water, gas, electrical and sanitary installations in working order.

You generally cannot be charged for these repairs, and the landlord cannot remove this responsibility through the tenancy agreement. A clear written request creates a dated record that the landlord was told.
